The Top 3 Ways To Improve Your Chances of Selling Your Home

1.) I know I have mentioned this before but making sure your yard is trimmed and everything outdoors is picked up and tidy is rule number 1.  Often times homeowners let this part of their property go while incorrectly under the assumption that potential buyers don’t care about the yard they are only there to see the home.  The truth is that curb appeal is everything.  If you can’t get them interested in the house from the curb they may never take the time to see how great the house inside really is.

2.) The sniff test! It’s possible that some of the odors that bother other people may no longer bother you.  But there’s nothing more off-putting to a potential buyer than the smell of lingering trash, pets, litter boxes, and moth balls.  Before you begin to show your home it would be wise to clean the litter box, run a lemon rind through the garbage disposal, give wood furniture a quick polish, and take out all garbage.  You would be amazed to know how much people associate good and bad smells with good and bad experiences.

3.) De-personalize as much as possible.  This doesn’t mean you have to completely move out it simply means take down family photos, put away as many nick-knacks as you can, and try to take your “style” out of the home.  Think of it this way… can you imagine your stuff in your friends home?  It’s hard to picture isn’t it?  That’s the same issue facing many of the potential buyers when the home they are viewing seems to still be someone else’s home.  The blanker the canvas the more potential.
