Things You Should Do Before You Put Your House on the Market

fspmIn most situations putting your home on the market is not a quick or rash decision. There are many discussions and planning that go into making such a big life decision. But did you know that in addition to having another place to move and deciding on an asking price there are a few other things that you will need to do before your home hits the market. For instance it is a good idea to have all pertinent paperwork together before listing your home. For example it is always helpful to get all manuals or receipts for appliances and HVAC systems. Warranties are also a good thing to gather up for the potential buyer. Past utility bills could also help sway a buyer towards your home if they are lower than other homes they are looking at. Not only will this paperwork help your listing agent but it gives the illusion of being organized and meticulous which are two things that are appealing to buyers.

Another thing that you will want to do before your house hits the market is get estimates on things that need fixed around your house. While you may have no intention to fix them before selling it is handy to know the actual cost. This can be helpful when it comes down to negotiation time. Lets say the potential buyer wants you to discount the asking price by $4,000 to cover the cost of repairing a crack in the basement wall but having already gotten an estimate for $2,500 you will be able to knowledgeably negotiate and possibly save yourself $1,500!

Focusing on the interior of the home, you will want to de-clutter and depersonalize your home to allow the potential buyer to picture themselves living there. You will also want to clean, clean, clean as much as you can. If cleaning isn’t “your thing” then hiring a professional cleaning company will be money well spent when it comes to selling your home. As far as the exterior goes, if you can’t grab people’s attention and make your home look inviting than no one will even take the time to see how wonderful your home really is. Focus on basic landscaping and upkeep to amp up your curb appeal.

Last but not least it may be a good idea to plan ahead places for pets or kids to be during all open houses or showings. While you may think that Fluffy is the sweetest and cleanest dog there is for others it may be a tell-tale sign of wear and tear on the house (the same can be said for children as well 🙂 ).
